On CVS, I've tried to clean up the Makefile, such that it doesn't refer anymore to .././loadpath.el. Does it work for you? If you don't use vm, you should in the Makefile - set VMDIR to null - remove vm from the dependencies of target `all'. I do not want to put too much work into the Makefile that I consider a temporary solution. In the long run, I want to use automake, yet I have not yet found time to look through the old automake code.
