mold or rot during the germination stages; particularly in cooler climates
where germination process may be slower? Or is it the nitrogen from the air
that does this?

It's natural and wonderful; a soil-borne bacteria that enables legumes to
suck plant feeding nitrogen out of the air. Very cool. If it works, you'll
see gnarly roots when you pull up the (doubly productive) plants...
