community is interested in the specialty uses of the space...meetings,
events, seminars, etc) and the space is well designed, it can be incredibly

I would disagree. Utilizing larger square footages is great for events, which
especially if those events are beneficial to the coworking community (ie.,
BarCamps, social media lectures, etc.), then wouldn't that be considered
"community-led"?

Clarification: It has to be community led. Starting out with 12,000
sq. ft. is really, really grand. However, when you start looking at
renting the space as a banquet facility, church, etc. what you are
doing is being landlord, not community leader.
