Alex, There was a mention of wanting the ability to reclaim the 2nd floor (the floor I'd be taking up front) in case they got a 1st floor retail/restaurant (higher rent) tenant who also wanted the 2nd floor. My realtor also guesses that turning the 15,000 sq ft building into multi-family housing i

Tony, Economically it makes sense for us to start with this smaller space at a discounted rate... it's the right size for the first year. Ideally I'd like an 18 month lease with two 2 year renewal options - and I'd be fine with paying a bit more at that point in time (but can't do so up front sinc

If I were to guess, your landlord is giving you a very cheap deal but doesn't want to get locked in to both that rate, or the risk of your new business to stick around longer than a landlord wants. Remember, a lease is effectively a partnership w/ your landlord, and both sides have to be ready

Aliza, it sounds like it's a judgment call. There's a balance to be struck between what you can practically get done now and what you want it to become. I pushed hard to get a big space of our own right off the bat, but it wasn't practical at first, so we started with a temporary sublet. It let us

Ours is a 3 year lease with a renewal option at the end of the 3rd year. This is fairly standard. It's a bit strange that your landlord is offering a short lease with no renewal option. --- twb Sent from my Phone of i On Aug 20, 2012, at 1:26 PM, Aliza Torok Schlabach wrote: > Hi everyone, >

Hi everyone, I am curious about what kind of basic lease structures you all have (or had when starting your spaces). There's a space I'm interested in, and I can get a very good rate ($10/sq ft/yr, gross) for 18 months, but the landlord will not give me any kind of renewal options... which means I
