@TiredLegs (or anyone else who knows): I have a question re the cat5 to
connect baluns. At present the two rooms I am thinking of connecting
have RJ-45 wall jacks that lead to the same ethernet switch in the
basement. Would I be okay if I just disconnected the two relevant
cables from the switch,

I don't think a 10-15 meter long cable would be a problem, if it's not
too thin (would give too much resistance) and not made so it has
unnecessary capacitance (usually because of bad design or bad use of
materials).
