Yesterday, I ran into my friend, the poet laureate of the people, Sumner A  
Ingmark. He's the guy who wrote the memorable poem, about  Lussenhop's Folly  
when I first told  him about the plan to build an 11-story hotel in a side yard 
at 40th  & Pine Streets. When he learned that the developers are still 
flogging this  proposal, he replied with the following:

The Campus Inn plan is a dud,
And should have been nipped in the bud,
    Starting weak, it has languished,
    While the neighbors grew anguished,
And Lussenhop's name is now mud.
