I looked at the article and one reason the housing prices it quotes have 
gone up so much is that it defines Univ. City as going to 45th Street... 
this is within the Alexander school boundaires, which we know has had a 
major effect on house price, as expected.  Actually, U. City goes to 50th 
St., or, more recently byone definition, to 52nd St.  I think you would 
see a major difference... there are many really nice houses, but smaller, 
perhaps between where I live on 47th St (which has been U. city since it 
started, and we have lived here for 41 years) and 50th or 52nd St.
        So I think the article, while it makes a point about grad students and 
professionals, etc. moving in, is faulty.
        I do not know if apartment prices have gone up west of 45th, but I do 
know that a neigbor, who lives in and apt, run by Trammel Crow, last 
year, was strong armed to increase his rent until he pointed out his 
lease and threatened to call a lawyer. So there may be some illegal 
power playing going on in apartments.

Btu they should get their facts straight!
