Yeap, you have to 'undeploy' the application first. The exploded webapp
directory stays in place, under deploy, then you can deploy to it again.
Apparantly, Geronimo notices that something has changed and hot deploys
the app again. Not a real clean solution. Takes about 3 - 5 minuts to
accomplish

I think scenario looks same here. So I follow the steps you have
mentioned was a work around. But it did fail in the last step (mvn clean
install) as same in the bootstrap.
I suspected this is a problem in integrating openejb code with
Geronimo. So I checkout the fresh code from
it's taking far too long...the server's either doing lot of other things for
you or their something up...have you looked at the logs for startup
errors...mines got some (mainly transaction related) but the hot deployment

No you need not to do that.
I assume you are using Geronimo v1.1. But you might have to add
additional dependency to your openejb-jar.xml as given in the below.

sys:groupIdgeronimo/sys:groupId
sys:artifactIdactivemq-broker/sys:artifactId
