Keep in mind that the term "condo" only refers to a form of ownership
and has no reference to a specific construction definition. Sounds like
a townhouse to me. Townhouses are single family dwellings separated by
party walls, i.e fire walls located on a property line. They are
considered separate buildings. Various engineered ASW or area separation
wall assemblies typically consist of (2) layers of 1" GWB Core Board
interlocked with H Channel and retained by clips to building members on
both sides of the wall.

The listing of some systems allows the omission of a 2'-8" parapet where
non combustible or fire retardent treated wood is employed 4'-0" to
either side of the party wall on the underside or as part of the roof
assembly.

THere are provisions in the building codes whereby you don't have to
have a parapet. I haven't looked at the specifics for years but with a
2 hr wall, can't say I'd lose a lot of sleep (as long as they haven't
punched holes through them to route cable etc).
