Assuming that your system configuration would conform to trip times... The talk is about 'floor area", correct? So my assumption of your situation is that these dormers and eves extend the footprint of the area from 50K to 53K. If that's the case and it's not "overlapping" floor area (like a mezzanine type of thing), I'd see it as 2 systems required. Given the consideration its borderline, with likely trip time issues, I'd be in line to provide what's best for the owner as opposed to split hairs on semantics.
On the concept that the areas have been sprayed and possibly don't require sprinkler protection, that doesn't omit the square footage from existing. To me it doesn't seem much different than deleting the square footage of bathrooms under 55 square feet on dwelling units.
