Does the square feet of a rated stairwells, shafts, or wall thickness count towards the 52,000 square feet?" In response to your question we have reviewed NFPA 13, 2013 edition as the applicable standard as well as the 2012 editions of the IBC and the LSC. Our informal interpretation is that this is not defined in NFPA 13 but applies to gross area where other spaces such as elevator shafts, stairwells, interior walls, etc. are included. The NFPA 13 standard does not define gross floor area or net floor area so the next source to turn to would be the building code documents. The IBC defines "gross floor area" as the floor area within the inside perimeter of the exterior walls of the building under consideration, exclusive of vent shafts and courts, without deduction for corridors, stairways, closets, the thickness of interior walls, columns or other features. The floor area of a building, or portion thereof, not provided with surrounding exterior walls shall be the usable area under the horizontal projection of the roof or floor above. The gross floor area shall not include shafts with no openings or interior courts. The "net floor area" is the actual occupied area not including unoccupied accessory areas such as corridors, stairways, toilet rooms, mechanical rooms and closets. As such, the areas protected by the NFPA 13 standard are not limited to the net floor areas defined in the building code so the gross floor definition applies. This was also compared with the 2012 edition of NFPA 101 LSC where it appears to be in line with the IBC. Section 3.3.21.2.1 defines the "gross floor area" as the floor area within the inside perimeter of the outside walls of the building under consideration with no deductions for hallways, stairs, closets, thickness of interior walls, columns, elevator and building services shafts, or other features.
