AFSA Technical Update ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ A newsletter dealing with codes and other technical issues May 7, 2014 ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Detached Exterior Canopies "The original building plans detailed lattice type canopies at nine different locations which are separated from the building and are all sloped so there would be no location for heat to collect if sprinklers were installed below. The latest plan is to install standing seam sheet metal on top of these lattice work canopies over the walkways either at the exterior of the building or from building to building. There are no storage plans and these are simply covered entrances at the exterior doorways and there is never any portion of the structure that touches or connects to the combustible assisted living home structures. Most of the gaps from the occupied building to lattice canopy is 1 ft 6 in. and greater. Are sprinklers required for the detached canopies?" We have reviewed NFPA 13, 2013 edition as the applicable standard. Our informal interpretation is that NFPA 13 may require protection for the combustible canopy. The NFPA 13 standard does not specifically address freestanding canopies that are separated from the main structure. The IBC can provide some guidance on how to deal with this. The IBC defines buildings as covered structure and although it is a separate building, there must be a minimum separation distance or rated construction to treat it as independent. Without one of the two, it is then considered as one fire area. The reference is Table 602 in the IBC. An example is that the table shows for a distance less than 5 ft that 1-hour rated exterior walls are required for a Group I occupancy. If the exterior walls are not rated, the detached combustible canopy would be part of the main building where Section 8.15.7 for exterior roofs or canopies requires sprinkler protection for the combustible canopy. Since a small gap between the building and the canopy may not constitute a reason to omit sprinklers, they can be omitted if the canopy or roof is of noncombustible or limited combustible construction and there are no combustibles being stored or handled under the canopy. Also note that temporary parking of cars and the loading and unloading of cars under the canopy does not generate the requirement for sprinkler protection.
