Please post the actual errors your get.
For #1, it may be that you are not defining the
right download device (parallel is the oldest and
now obsolete interface). For instance I have these
defined in my top level makefile and/or environment:

export DEFAULT_PROGRAM=mib510
export MIB510=/dev/ttyS0
