mix and keeping us experienced agents on our toes.

Jeff works with me at Prudential Fox & Roach and is always professional,
but I agree that a UC Seller (or Buyer) is better served with someone who
lives in UC.

Regarding poor little you (us):
1. Isn't the primary residence of Jan & Arthur Bye in Winona New Jersey,
with vacation property in the Poconos?
2. Don't at least some of your monies and lots of your time flow to your
Ocean City vacation property.
3. Don't I long for a long vacation away from work and UC (Do you think
Katie can graduate from PENN in 3 years?  My UC success story leaves me
with very little scholarship aid and  Katie's academic success is a
blessing but a cattle prod.)
4. Working at PFR, with a home office here in UC, finds me believing that
I have the best of tools, training, colleagues and access to fresh Buyers
from outside our UC pond.

This neighborhood has several committed Brokers.
Some volunteer only where the quid pro quo is obvious (with housing and
PENN initiatives).
Personally, I see volunteering as a break from business, a chance to
learn new skills or restore reality (and humility).
For example:  my coaching puts me in touch with families at the edge of
homelessness.  The commission possibilities are almost non existent, but
I learn a lot, play hard and feel pride in the achievements the kids
make.  And, even the smallest of my kids can out play me.  But, I can
open the door, and read "Basketball for Dummies" and lead the kids to win
2 Regional Championships (in the last 4 years).

Like you, I get frustrated when my commissions only efforts are abused by
someone who wants my donation, volunteer effort or support, but does not
return any favors when it comes to hiring.  Fortunately there are enough
lucky breaks and loyal clients to keep us going.

I am generally more upset when you (a good neighbor and fellow volunteer)
gets the listing, than when I lose one or two to a CC Broker.  There are
two reasons : 
First: There is a long standing and some times hostile competition
between us.
Second: The CC Broker may bring a number of Buyers across the Schuykill
and this may result in easier sales of my listings to better qualified
Buyers and at higher prices.

Well, I had fun replying to your shameless post with my self aggrandizing
reply.
I hope you, not Jeff, sells my 4316 Osage listing.
I liked your prospect, and it would be fun to cooperate for a change.
