there's an article in today's metro about another 'boutique
hotel' being planned in northern liberties, with similar
concerns by the neighbors there about the height and size
and use in a residential area.

NORTHERN LIBERTIES. With a portfolio that includes a movie
theater on North Broad Street and some eclectic apartments
in a burgeoning section of the city, Bart Blatstein now
wants to try his hand at developing a hotel.

Blatstein, whose Tower Investments company owns more than 60
percent of Northern Liberties, will propose a 12-story,
86-unit boutique hotel on North Second Street before the
city's Zoning Board tomorrow that would be the first of its
kind in the city.
"It's a service that's not yet here in the area," he said.
Blatstein is moving forward with the project after a
lukewarm reception from a neighborhood zoning group, which
did not issue a final decision on the development.
Residents are concerned the project's height -- almost twice
the size allowed under zoning regulations -- would conflict
with the neighborhood.
"Globally, people generally like the idea of a boutique
hotel in the neighborhood," said Larry Freedman, chairman of
the Northern Liberties Zoning Committee. "I think the
big-ticket items were the height and the size of this thing
at that corner."
Some nearby residents in the vocal community plan to air
their concerns at tomorrow's meeting.
"It's a neighborhood of mostly residential properties in
whatever form they're in," said Ira Upin, a member of the
zoning committee.
The hotel would also feature a restaurant and two shops with
an underground parking lot.
Planning
Developer Bart Blatstein discussed his plans for a mixed-use
development at the former Schmidt's brewery site with
community members last night. The plan will also be heard at
tomorrow's zoning board meeting.
