PCPC Agenda item 5 downzones the 200 block of St. Marks Square from
its current multi-family classification to single-family. This
remapping will help to preserve the integrity of this existing single-
family block (i.e. prevent these houses from being cut up into
apartments).
This rezoning was initiated by the resident owners of this block.

I don't think so. I believe that this one is the attempt to re-zone
the old Rite-Aid site at 43rd and Walnut. The Hotel is being moved
to 41st and Walnut and is already commercially zoned.
Spruce Hill should listen and be aware of what is going on here.
There was a previous attempt to get a State Liquor Store placed
there, but it was successfully fought on the basis of improper
zoning on the site and a couple of other features. This Planning
Commission hearing might be an attempt to circumvent the zoning code
by actually changing the code from residential to commercial and
then many things will be allowed there by right.
But I might be wrong
