This is a perfect candidate for making a replacement using 108 or 107. If you use 108, you'll need to make an analog copy for circulation (you could also make a digital one to keep on site). If you choose to assert fair use, you could make and circulate a digital copy (with restrictions - like only for in class uses - if you feel that makes your case a better one). Doing this under 107 would carry some risk. Any fair use may be challenged in a court. I feel like the risk here is minimal and there could be many ways to keep it low by protecting the copyright holder's interests (like having a policy that you'd replace it with a new copy, should that become available).
