thanks. checked permissions of both apps via get info. they had nearly 
identical permissions, except regarding owners. mac vim  had "ericweir" 
(user) as owner. terminal had "root" as owner.

searching the web a bit I was led to check system settings under privacy 
and security. within the latter I found Mac vim did not have full disk 
access. after changing that the problem is solved. 

wiai, mac_vim is not updating in apple mail. I didn't find your response 
till I checked the group on the web.
