Thankyou, I didn't know that was possible to treat text as a node like that. I
have tried that and it works for me.

Yes, I thought the same however somebody else pointed out to me that there are
situations where the tags may overlap e.g.
<verse>............<quote>"............</verse><verse>............"</quote>.................</verse>
