IMO, they way overbuilt the concrete part. The rebar was gigantic, and they 
used a lot of it. No puny 4, 5, or 6 rebar. It was all the way healthy stuff; 
probably size 7 or 8.

  I'm just talking about the garage plus ADU. The dirt is a whole other thing.

    A neighbor of ours is rebuilding their garage and putting an ADU above it. 
It is a little bit special because the garage part is surrounded with dirt on 3 
sides; so those three sides are reinforced concrete. The ADU is walk in above 
that; not fancy at all. Kind of a large studio for all intents and purposes. 
The total building footprint is about 750-800 square feet and they're paying ~ 
$1600 per square foot. The cost of building up here in the hills is just 
staggering.

was not too worried about expenses.  The head guy of the contracting company

to sell yet.  It is my own version of the Winchester House.  It has a place for 
a future elevator shaft so when I get to feeble to do the stairs we have that.  
It is 100% ADA compliant.  Get the pool in.  I have enough room for about a 125 
yard driving range if I ever get that far.  

      But it is embarrassing.  I am afraid that after I die God is gonna say: 
“Chuck, do you know how may refugees you could have fed with that money”...

      In my area, they move out to a 5 acre plot. They end up with a house and 
      4.5 acres of highly flammable weeds. Then they take legal action against 
      land developers wanting to create more customers for me claiming 1 acre 
home 
      lots are "high density". And they claim to know what the local residents 
      "want". I have lived here for 20 years and they have lived here for 2 
years
