Hello [EMAIL PROTECTED],

In reference to your comment:

Too bad emotion takes a higher priority than reason for some people.
It seemed to me more an impassioned response to constant carping.  That'll beat specious reasoning any day.

The beachfront properties (ConHall, Cas, Pav's)will evntually be the
most valuable real estate in the entire city, being the closest
property to the ocean. Had the City retained ownership, the taxpayers
would have enjoyed that appreciation in value instead of a "master
developer".

Those properties were not for sale, they were owned by you, the
taxpayer. If you are refering to the bids for leases, Mr. Bill Sitar
(Sitar Realty) won high bid on virtually all the beachfront leases,
including the Cas. That was 4 years ago and those buildings would all
be rehabilitated and functional by now if the entire bid process had
not been cancelled. PS: regarding sale: would you sell your home
without an appraisal? This council did right out from under you.

Four years later and all of the beachfront buildings are in worse
condition than before. The Palace (National Historic site) is gone.
100% lot coverage is allowed in the redevelopment area. Public
parking for the event and beach visitors was not condidered in the
plan. A "City within the City" is being built on the oceanfront. The
wide streets are all being narrowed to Ocean Grove scale. No
significant commercial or business zoning. (You say Thanks ?????)

This Council entered into an agreement that violated the terms of the
redevelopment plan that was the subject of the bankruptcy case. The
spector of eminent domain is preventing the development of all
private property in the zone. Corrected ??? Should never have been
done in the first place and speaks to an inept leadership.

(That's abatments) The city is only receiving the same revenue that
it would under a regular tax structure, yet the condo buyers are
getting a 50% discount on their tax bills. No contribution for
schools either. The structure of the abatements does nothing to
benefit the financial situation of the City.

Weldon and this Council refused to bring the various State agencies
into the process early on. Deals were made, plans drafted and then a
review was requested. The delays are the City's own doing by not
bring in the required resources in the begining. (Wonder what Weldon
had to hide?) There is nothing stopping Asbury Partners from
rehabilitating what they own currently except that they are not
developers.

This entire line of reasoning clearly flows from a lack of knowledge
about what redevelopment is supposed to accomplish. The poster and
this council have that in common. Oh, at least their doing something,
my property value has gone up.
