I have given your main question some thought a while ago. On the one hand, I would hate to see corporate retail here becuae they would kill off the retail pioneers. But as you and I are dyed in the wool capitalists, we realize that's how it goes. Certainly, when we see them appear here, we'll know AP has arrived, at least to the outside world since it exists for us. I made the prediction that it would not be too long after the Steinbach is completed and the whole stretch of Cookman is complete, and perhaps Wesley Grove is up, that you would see a Starbuck' here. I think that will be the first type of national we see here. I liken it to my hometown (Park Slope) which is now, and has been for a while, fashionable. For many years it staved off nationals, and has to a large extent because of the small stores (like AP). However, a number of year ago when the local hospital put up a new medical office building on 7th Ave a Barnes and Noble went in. There has been a large Starbucks there too. I don;t think there have been any more nationals such as Gap, etc. since they will require more pedestrian traffic. Not to be a snob, but I think most want something other than Applebee's, etc, although, anyone with kids has gone to these places thousands of times (inlcuding me). The only problem I see with Applebee's et al., is that they typically do no locate unless they have off street parking. The exception is Manhattan. To sum it up, whether we like it or not, we will get what the market thinks we should get. Personally, I think it will be limited to Starbucks and Barnes and Noble typestores. The others may be a possibility for Springwood Ave if you can combine it with a transit-oriented development. I have some thoughts, small-office, light industrial, etc. to provide jobs. Yahoo!
