1. The entire piece of land the muni center is on 2. The lot occuppied by RR Plaza West of the tracks 3. Both south corners of Springwood/Main, Springwood/Memorial. In exchange, 1. The developer builds a new 4 story building on the corners from Main to Memorial south of Springwood (over the tracks as well connected). The building on main will house most muni offices. Parking deck included for those office 2. The developer gets to build a new office/retail/parking complex on the site of the current muni center. As big as they damn well please. City gets a % of rent as well. 3. Move the city yard to either the west side of the tracks or further inland - down Sewall - closer to the Neptune border The land aquistion is minimal, at current sale prices, Railroad Plaza mall is lsited for $1.6m, Springwood/Memorial 1.8m plsu the meanNmore beauty and the city yard area.
