The answer is as plain as just looking at the oceanfront. It was designed to be 
a 
destination and still exists in form.

There is Convention Hall, the Paramount Theater, the Casino, 7 beachfront 
commercial 
sites (5 of which have buildings right now), The BC Hotel, The Empress Hotel, 
the Stone 
Pony, the Fast Lane, The Baronet, the Wonderbar etc, etc. Not to mention 1 mile 
of Atlantic 
Ocean Beaches. How about name recognition?

What does that all add up to ???? 

Looks like an entertainment, destination, resort to me !

This is not 'Brain Surgury'.  It's just looking what your assets are are making 
the most use 
of them. The problem is a lack of vision and common sense along with the myopic 
views 
of what redevelopment is.

The reality is that as the surrounding region eliminates it's entertainment 
opportunities. 
Asbury Park becomes MORE valuable as the primary destination for entertainment.

Several years have already been wasted by waiting for the condos and not 
forcing 
rehabilitation and restoration or our greatest assets.
