The Plan states that it will not be subject to eminent domain unless
it ceases to operate for a specific period of time. The concept is to
build a condo complex around the existing site. Condos with balcony
views of a outdoor stage.

The eminent domain clause is moot, They already own it and can close
it at will (think demolition). The Stone Pony is owned by Asbury
Partners (actually some LLC they created) and was acquired without the
use of eminent domain.

The talk has been to move it to the Casino or other site. It would
effectively be gone and whatever ends up called "The Pony" will be a fake.

People have argued that its a 'dive','concrete box' (actually wood
frame construction), obsolete, etc. Yes it may very well be all those
things. But it is the REAL thing, authentic, and that is what holds
its value.

The most sensible thing to do would be build a larger, modern
music/club venue around the existing site and use the current building
as the entrance lobby, museum, etc.

The entire frontage of Ocean Ave could be the 'enlarged' Pony while
preserving the Real Pony as part of it. Condos could be above in
higher floors.

Actually the economic development model for that entire block should
be re-examined, as should the entire redevelopment area.
