Wall twp - (rt 33/34) booked.
Red Bank - booked
Brick booked (in danger of losing, town might buy)

Whether it's booked or not is not the issue. It's if the owner wants 
to "cash out" and move on for land value.

Lots of guys get land value and business value and beyond without even 
asking.

Commercial property (good) is scarce. Older rinks sit on lots of land.
