Besides needing more details for your present question. Generally speaking buyer beware is always a good axiom when dealing in business. If it smells funny, tastes funny, and looks funny then it probably is. Generally based on the blogs landmen either work directly for the drillers and try to make the best deal they can for the drillers (Not for you). Or some try to low ball and then sell it to others for their benefit. Your best bet is to find out what is going on in your area what is a good value for properties in your area. Then hold on for those established market prices. Read the past blogs you will find many good strategies to consider in this process. In the end it is just business and you should accept what the market will allow.
