The metal roof is a wondrous thing to the folks around our ages. It is history and old-time tradition (cause slate was too expensive and tile was too hard to get). My son-in-law puts on a lot of metal roofs. He says to pay attention to the warranty and what the sales literature tells you. Also, the proper nail or screw with the correct washer has some to do with longevity and maintenance. Further the standing seam metal roof is a installers art form (expensive and time consuming for the installer). The price of labor goes up. I have a stick built metal shed. It is out of the same metal that the metal roofs are manufactured. All, the roof and sides are insulated. Jack (son-in-law) says that he uses the insulation because it is the right size and weight and designed to be against the metal and works to deal with the issues of temperature and condensation. It is not the standard glass spun, plastic on one side and spun glass exposed on the other. This metal is not the old-type galvanized, "heavy variety" of metal, either. It is lighter. I suppose you could get it in a heavier weight (didn't ask). There are a few "metal roofed" residential homes around here in sub-divisions. I don't think the county or the city has much of an ordinance regarding metal roofs, but do know that sub-division covenants can be harsh and controlling on such building and renovation issues. Of course, if you were in the "Holy City" (Charleston, SC) the Board of Architectural Review would probably require a metal or slate roof! Then, would tell you the color and style to match the neighborhood and color of paint on your home! Are you gonna let Fran pick out the color of your new roof? The rubber washers used with the screws that hold down the roof can break down in time, causing problems. The solution is to use a seamless roof, which costs more. 2. An old shingle roof left under the metal roof will break down in time and cause the metal roof to become loose. 3. The warranty period is based on how much the paint will fade on the roof. So far, I have only found roofs with 30 and 40 year warranties. I have been looking for 50 year warranties. A friend of mine got a silver metal roof a few years ago, and the color was all the way thru the metal. This seems to be the best kind of roof to get, but my wife does not want the silver color. I also would like gutter helmets with the roof, and so far I have no luch with this.
