How about kicking the tires on EEM? Create a tracking object to track the line protocol status of the Lan interface. Then configure eem to watch the tracking object status. When the status is down, have the action be to remove the ip summary-address config off the interface (if EIGRP) or remove the area range command from OSPF. Create another event to watch the tracking object for when the lan interface comes back up and re-apply the config.
Just a thought. Pretty sure I wouldn't do this in the real world. Flapping interfaces and all.
