Thanks all for the replies. Finally figured out that in both lab scenarios,
I was missing PIM between the MSDP speakers. (technically the routing was
taking a different path that I had not checked where PIM was not enabled).
Added PIM to the interfaces in the middle and it now is working as
expected.
