Hint for your immediate problem:

Don't use IP unnumbered and I think things will clarify.  Think about 
how the IOS sees IP unnumbered. It needs an address somewhere, just 
so it can internally send things to it.

More general -- the principles of route selection are defined in RFC 
1812.  I go through them in more detail on a multi-vendor basis in my 
book, Designing Routing and Switching Architectures for Enterprise 
Networks.  For Cisco specific nuances, see my white paper at 
Certification Zone, Routing Principles and IOS Implementation.
