As others pointed out, maybe your impression of NextCloud is off.
I don't have any experience with it, but I did use OwnCloud back when it
was included in Debian.  It was running on a BananaPi (1GB of RAM and
two ARM Cortex A7 CPUs).

Another data point: NextCloud is supported by
[FreedomBox](https://www.freedombox.org/), which is a Debian-based
system (included in Debian, see the `task-freedombox-blend` package, for
instance) aimed at "home servers", which suggests that it should be
usable even when running on somewhat limited hardware.

I'll point out also that FreedomBox makes it easy to install NextCloud.

  a special case that was added exceptionally because of the enormous
  demand for it, AFAIU.  ]

I'd like to know as well, especially options that are included
in Debian, and even if they cover only a small part of the functionality
of NextCloud.

The one service that comes to mind is SyncThing (also supported by
FreedomBox, of course).
