A nice dark uninsulated attic with an entry hole at the corner of the 
house and a pebble dash wall underneath the hole with a stream 
flowing near the house works very well in our experience though 
occasionally the noise level can get high if an awful lot move in. 
Good idea not to have access between attic space and kitchen ceiling 
though or you spend a lot of time enticing them outside
