It should not be a zipped file. It should be a .dmg which is like a ‘drive’. If 
you have a zipped file, you don’t have the right one.

You open the .dmg, and in there will be several icons, one of which will be 
GnuCash.app.

Open a second Finder window and navigate to /Applications.

Drag and drop the GnuCash.app icon from the .dmg into your /Applications 
folder. (you’ll likely have to provide your password)

(you can close the dmg window after the copy)

Right-click the icon in the /Applications folder, and choose ‘open’

Catalina will ask if you’re sure you want to open it since it was downloaded 
from the internet, confirm that you do.

GnuCash *should* launch after the app is verified. If not, a simple double-left 
click from /Applications or a single-click from either Launchpad or your dock 
(if it is there) will then launch GnuCash.
