About essential stuff and no mana zones: I only have 3e material and it's quite a while ago that i read through the rules so i might be off at certain rule points.
First we have to determinate what exactly a no mana zone should be. This is a basically a background question, thats answer is irrelevant for most but not all rule questions. One explaination for a NMZ might be that there can't be any magical activity (activity including magical "effort" to keep something in a certain state) but that magical stuff might endure in an NMZ in a frozen state. Essential stuff might be something that is magic in the sense that it can't exist in a world that follows natrual laws as we know them but nevertheless might not need magical effort to keep existing over there. An other possible explaination would be that essential stuff is something that would be theorethically possible without magic, but it's hard or impossible to create with mundane methods. We might be able to describe what molecules in what combinations would be neccessary to make a pice of essential wood, but no plant grows that way and we have no idea how to make a plant grow that way or produce it in other ways. With the second approach the "realism" of each essential stuff has to be evaluated seperatly and propably some essential stuff also is not stable in NMZs but over time decays to something else.
