Sheikh, serba sedikit penjelasan:



1.    Dari segi rupa, apa beza ayam goreng yang disembelih VS ayam goreng yg
tak disembelih? Kalau jual kat kedai bukan Islam, confirm kita tak makan TAPI
kalau orang Islam yg jual camne? Kalau kita tahu confirm tak lalu nak makan
jugak kan? Ni pun kalau ada kekuatan iman la kan, kalau iman tak kuat main
belasah je la tak....



      Dalam keadaan skrg, Islamic Banking masih mengunakan pendekatan
convesional untuk kaedah pengiraan untung (profit rate) iaitu berdasarkan kadar
bunga (interest) i.e. bentuknya masih sama macam ayam goreng tadi. Tapi bezanya,
ada aqad melalui konsep2 tertentu spt bai' bithaman ajil, murabahah, etc.
Ulama' beza pendapat samada boleh gunapakai (benchmarking) kaedah
convesional untuk Islamic banking.



2.    WHATEVER LOAN WITH INTEREST (RIBA) is not permitted (HARAM) because it
contains RIBA as clearly states in the Quran and Hadith. PURE ISLAMIC LOAN
(Qardhul Hasan) is the one without any RIBA i.e. byk mane pinjam byk tu la
pulang balik. Istilah Islamic Loan tak berapa tepat dalam konteks home
financing, the right concept/term is Islamic Financing.



3.    Islamic financing is not about cheapest rate la sheikh. Aku pun tak
berapa setuju kalau ambik islamic home financing the bank yang ada dual-type of
financing scheme (both convensional and Islamic) apatah lagi from non-Islamic
bank. However, islamic banks' objective and bottom-line is still profit too
(termasukla bank islam:). So how? Beli rumah cash la... hahaha....atau sewa je
rumah...



      Aku strongly suggest, kalau takde duit nak beli rumah (kena buat
financing gak) besides comparing cheaper profit rate:

a. Look for offer from pure Islamic banks (bank muamalat, bank rakyat, bank
islam, other foreign Islamic banks, atau yang sewaktu dgnnya..

b. Look for dual-type financing banks with Islamic products

c. Look for non-islamic banks that offer Islamic products



      Try to avoid any non-islamic products at all as many Islamic products are
available now and some ulama' said it is not a choice nymore...

bayangkan apa2 jugak loan (with interest) umpama ayam yg tak disembelih = jadi
darah daging kita dan kesan yang berpanjangan sehingga ke anak cucu kita....



Walaupun masih byk lagi kelemahan dalam sistem perbankan islam yang ada skrg,
sama2 la kita belajar mengenainya dan memperbaiki system yang ada...

Sistem riba dah jadi sebati dlm masyarakat kita sehingga kita tak mampu nak

Mengelakkannya walhal kesannya sama seperti daging babi....semoga Allah
ampunkan kita semua...

   Dan aper bezanya dengan BLR (Base Lending Rate)?



2. Apa beza jika bank offer fix rate loan dengan islamic loan?



3. CIMB Islamic ada buat pakej ----Variable Home Financing-i---- di mana pakej
ini offer;

    BFR-2.15%(Whole Tenure) dan average interest rate adalah 4.34%.

    Soalan aku, ini bukan ke ala-ala macam BLR?

    Dimana kita masih tak tahu lagi secara tetap berapa amount yang patut kita
bayar in   the end of our loan.



Pastu, jika bandingkan yang ini adalah fix rate loan dari:



EON CAP Islamic Bank Berhad

3.00%(Yr1), 5.00%(Yr2), 6.99%(Yr3-25)

Lebih tepat.....tahun pertama ko bayar 3%

                     tahun kedua ko bayar 5%

                     tahun ketiga sampai loan ko habis ko bayar 6.99%...



Jadi...sesiapa yg faham,sila huraikan skit...pasal aku tak nampak mane satu
yang islamic-i dan juga maksud "BFR - 2.15%" tuhh...

Berpusing-pusing bank2 kasi offer, sampai dah pening dah aku.....

Mcm nak beli flight Airasia kat internet, baekkk punyerr offer..last2
terkene...

Keling tul Tony nih laaa.....hahahahahah!!
