I work in Code Enforcement the cost of framing lumber has more than doubled but 
the bigger issue is the quality as it twists, warps and splits so bad to the 
point that’s its unusable, put a moisture meter on a 2x6 stud yesterday on a 
construction site and it was 18%, they’re all cut from the very center of the 
tree. Having said that there a building and home buying boom going on here and 
I don’t understand where the folks are getting all that money from unless it’s 
those transitioning from the richer metropolitan areas.  

 

I’m selling my Lake front home soon and plan to capitalize (sorry all you 
socialists) on the situation.

Yes air dry average year per inch. 

pre-drying and Kiln drying approx. 30 days on average.

You would be asking for all sorts of problems buying timber from a store that 
had not been properly dried to somewhere around 15% moisture content. Just the 
same as you wouldn't burn fresh felled firewood.
