While we are on the subject of density- is there a limit from the HCA for parking required in the new zoning?
Why are we only requiring 1 parking space per unit instead of 1 per bedroom in each of the proposed zoning areas. Generally even 1 bedroom units will be shared among 2 people (especially if they are priced similarly to Oriole Landing) and will almost always require 2 parking spaces. I am curious where the extra cars will end up if option C becomes a reality and the 639 units are built in South Lincoln and even a small portion of those units have 2 vehicles. Not to mention if we DO allow the mixed use area in Model C, we are NOT allowed to require a certain amount of parking for the non residential uses. The 3A guidelines state “EOHLC shall take these mixed-use development districts into consideration as reducing the unit capacity needed for a multi-family zoning district to be "reasonable" (as listed in Appendix I) where… (vii) there are no minimum parking requirements associated with the non-residential uses allowed as of right.” So only 125 parking spots would be required for the 125 units (which could be any number of bedrooms) in the Lincoln center district AND the businesses of this district to share?
