Did you try to use an ESMTP client to test it instead of trying by hand? I'm not sure - but I certainly dont think blank AUTH works. Next - if you use LOGIN PLAIN auth, set up TLS support in that mailserver. If you dont want / can't do TLS, implement CRAM-MD5 or similar AUTH.
