If you're going to do the math, you had better figure on a worst case scenario and what the current market value would be for similar houses in your area before you do anything.
Also consider the cost of the money you're borrowing to buy it, assuming you're not paying cash. And would you have the time to do the work, and a realistic time frame to complete it.
