*I buy property here in
Southern California all the time using Lease Options.. Its a great way to do a
purchase for both buyer and seller and has tax advantages too, amongst other
advantages.
*Usually it is a portion
of each payment that goes toward the down. (maybe 30-50% or so) Also,
there is always a time limit to exercise the option.. You have to be
careful with ABSOLUTELY EVERYTHING AND EVERY POSSIBLE ANGLE, UP
FRONT, AND IN WRITING, as agreed by both parties (!!) or
, one side or the other can get schafted bad..
