But they can give a buyer with bad credit a chance to buy a home that they otherwise could not, and with a contract signed, the buyer knows that they will not be booted out in a year. Just be sure you do the math involved, and get a seller that is willing to be flexable. ALWAYS do your research before entering a contract. If you have some $$ to put down, try to nail out a Land Contract. Many people in our area love them. They take out the middle man, and they are just as legal and safe as any bank loan. I have a friend who has been in RE for years, and right now out of her 5 properties, 4 are on Land Contract.
