Not so fast cowboy:)  While I'm no teenager (in my 50's), I just bought a 
vacation / retirement home with a large basement which I intend to fill with 
"S" Scale.  
Can't start construction in earnest until I retire in a couple of years, and 
figure another 2 - 3 years beyond that to get trains up & running.
Once it is semi-complete will invite local NMRA chapter to host layout tours, 
seek publication of photos in magazines, etc...
It takes alot longer to build one, than take it down, but I anticipate getting 
a decade or two of enjoyment from it, and I consider building it to be part of 
the fun!
After I move on, majority of my stuff will be sold or donated.  Hopefully a 
RELATIVELY YOUNGER modeler will enjoy it as much as I have and keep the hobby 
alive.
Shrinking maybe, but not quite dead yet.
