If you structured it like Bucketworks, and had different membership tiers, you could do it with far fewer people. First, there are people like me who want/need a permanent desk, 24 hr access. Charge them $175-200 a month, and you beat the next closest coworking space by 100-125. These people become the "stewards" of the space. They're not paid to maintain it, or show new members around like at Bucketworks, but because they're there the most, they are more or less responsible for its daily upkeep (thus negating the need for paid employees). Next, there are people who just want "drop-in" space, 12a-10p access (or whatever). Charge them $75-125 a month. Keep some desks open and give them someplace to go to "get stuff done". Lastly, you have the regular Saturday people. Their numbers are significantly lower due to the higher-paying daily workers, and they get all of Saturday to hack away on stuff (basically, a Saturday drop- in). I have to believe I'm not the only person looking for affordable coworking space. Let's say there are 6 of us (we had many more than that at Bucketworks). That's $1200. Drop-ins... I don't know what the atmosphere is like here, but there have to be at least a couple in Seattle. So that's another $250. Make monthly dues for SOSH (Saturday- Only Saturday House :P ) members $20-30 a month, and rent is made, with gravy left over for upkeep. By the by, I'm Mason, a transfer from Bucketworks in Milwaukee. I thoroughly enjoyed being a part of that community while it grew (to the point where we had to start busting down walls for more coworking space).
