you can encorporate at the state level as a non profit corporation,
there is no tax exempt status in that. You can then work towards getting
your federally recognized 501(c)3 status.  in the mean time you will
have a bank account.

i don't know of aything that would stop a non profit organization from
providing space at fair market value to a for profit entity.  However if
a non profit accepts tax deductible donations, holds a lease the rent on
which is paid by donations or grants and then provides space at below
market or for free to one specific for profit, that could perhaps become
problematic, rather if the space is made available to organizations with
a particular focus regardless of tax exempt status, that might be a
different story.
