Boy, Mario, I'd love it if someone besides me would ask that question
of local emergency manager Terry Reidy. Last time I asked it was no.
They're working on it. But the only plan I've seen is a 4-5 inch
stack of papers - 8 1/2 x 11. As for the party - count me in - now
that I don't have to worry about the downside of fertility
festivals. ;-)

[AsburyPark] Re:Asbury Glory Days

2008-02-12 Thread radio881gal
People have to make money. Asbury Park has to suck it in to get
this 'help' from developers. Most of our redevelopmental plan was
negotiated from that point of view. We're all lucky little girls to
be at this party.
No, I don't fault developers for wanting to make money. That's
another smoke screen the show's enemies have propagated - along
with They're just against redevelopment. At first I thought those
combacks were so juvenile that no one would take them seriously. Alas.
I'm not even particularly surprised at The Partner's desires for
their huge chunk. But there is a tipping point, whereby one guy wants
so much of the deal that there isn't enough to go around. That's what
you are witnessing here. The city should've recognized it and put a
stop to it. The Partners should've realized the limits of their own
greed. But Marty Sass (of MD Sass, the initial seed money for the
Partners)likes to boast about his prowess at discovering distressed
properties, including AP. (There's a magazine article, an interview
with Sass to back up this point.)
Hopefully, the retail LLC they established with MM is more
equitable. But of course all of these negotiations have been done
behind closed doors. So how can we know -- until it's a done deal.
Most people didn't know the deal Asbury Partners had made for itself
with the fast track developers until years after the fact.
No matter what they say, this is a public/private partnership,
which should be carried out in public. We're all grownups here. It's
time the city started acting like one.

I guess i take issue with the fact that it seems almost criminal on
this board that these guys want to make money. I take 100% offense
to how Partners has handled this whole redevelopment and squandered
some of Asbury's best assets. However, we should all want MM to
make a fortune. Has anyone really thought about what costs are
involved, how much they have already spent and plan on spending?
Why should they not want to make a very nice return on what is an
investment? I hope they make great money, continue to pour money
into the boardwalk and surrounding areas and help to bring this
area
back. I know we shouldn't just bend over for an outside developer
but last i looked the country was in a negative housing situation
and these guys are stepping up with capital when most people are
afraid to do anything. Counts for something no?

At the planning board meeting the principals mis-spoke several
 times,
calling the plan a private club. The design can be easily seen
 as a private
looking club, inadequate for serving a large public, especially
 since it is for
the purpose of satisfying this obstacle and getting on with the
 private club
that they hope will seal the deal for the sale of the remaining
 condos --
adjacent to the site of the future private beach club.
This makes sense if you think of it from the perspective of
 Asbury Partners'
interests in this retail LLC, which it has established with
 Madison
Marquette. The Partners can't get their percentage (I've heard 5%
 down from 7%) of
the sales of the condos or the per unit pay back on their
 infrastructure outlay
  - about $20k a unit -- which are guaranteed through their
 contracts with
the developers, until those condos close. Also, the Partners
 retain the retail
interests in the condo developments. I don't know what deal they
 made with MM
for a portion of the retail business on the boardwalk. But this
 is also an
incentive for the Partners to encourage MM's plans for the
 pavilions. So
there's considerably more pressure to move ahead with the
 pavilions than meets
the eye. It's not just the coming beach season.

I have also always inquired why AP was never included

I was basically brushed off. Went privately to a

the same thing Asbury Park is basically another

having to defend myself as a whistle blower. Anyone

The people in AP should not have to go to that
disgusting store because they have no other decent

BTW, Hazel directs all calls like this to the relocation
officer, Eve Silva who really can't help me because as she said, this
is a PRIVATE DEAL. My old LL told us the city was behind the
eminent domain issue while he got a PRIVATE DEAL with Asbury Partners
in November o7.

Now AP told me the old LL was the cause of my water and heat
being cut off. And I guess I never would have made an issue of it if
I had not got what I preceived to be a suttle threat...i.e.,Senior
Citizen's building, and then finding the water gone when I went to
water my flowers.

Oh yes, the heat will be back on by Tue. They suspected I was
not sleeping there because of my brother, now I suspect they wanted
to save money on the water and heat. But my rent is paid on time and
my things are still there, and my flowers needed water. Besides, I
had all good intensions of living there again, once I got my brother
situated.

So for me, the only problem was moving once I found a place
around the time my lease is up, on 5/31. Still praing they reopen
the building instead of putting up a parking lot. Yet I thought they
could wait for me even though they did tell me how expensive it is to
keep a building open for just one person, a safety issue first and
foremost, for them, really. But I have no power to do anything else.

But when there was no water for my flowers, I finally put 2
2 together. I was just threatened. I couldn't believe I had been
sitting across the table from the very people who evicted the
Senior. They seems so accomodating and nice...at First. I thought
they understood that my Mom's estate and the violations on the house
and getting guardianship of my brother took a lot of physical and
emotional turmoil on me on top of getting pnumonia 3 xs since June 07
and I'm still kinda weak while pushing 60 years old myself. Guess not!

But I thank you all once again so very much, you gave me a

Thank you, Tommy!!
That's exactly the problem. Just to evacuate Asbury Tower would take
at least 8 hours if not more. There was a sign at the intersection of
Rt 35 and Sunset instructing people to turn north. Please, no one
should do that. The roads relieving traffic from the east would be
choked off. People back here would be trapped.
Aside from the ribbing we got for making a point of all this on
Asbury Radio, I can tell you that the State Police, who run the
emergency response on the state level, were very concerned that
Conover wasn't coming back to us.
I know the AP fire chief is serious about getting the plan done. I
hope everyone asks him how it's coming along.

[AsburyPark] Asbury Park's Jake is top greyhound

2008-02-12 Thread Jack Pitzer
Asbury Park's Jake is top greyhound
BY SHANNON MULLEN • FEBRUARY 11, 2008

NEW YORK — Jake,'' a 3-year-old greyhound well-known to shoppers and merchants
in
downtown Asbury Park, won best of breed today at the Westminster Kennel Club
Dog
Show at Madison Square Garden.

Jake's victory propelled him to the hound group competition, which will be
broadcast live
tonight at 8 p.m. on USA network.

I'm thrilled. He did great,'' said Jake's co-owner Jim Modica, 51, who owns
Asbury Bark, a
pet boutique at 353 Bangs Ave, in Asbury Park, where Jake is the greyhound in
residence.

Modica and his partner, Jeff Winton, 50, have residences both in Asbury Park
and Long
Valley, in Morris County.

The couple have shown dogs for 17 years, including at least seven prior
appearances at
Westminster. But this is their first best of breed winner.

In the hound group tonight, Jake will go up against 25 other best of breed
winners
representing dog breeds such as beagles, bassett hounds, Rhodesian ridgebacks
and
whippets.

In that group, Jake will be facing Uno, an energetic tri-colored beagle, who
has
become the early sentimental favorite to win best of show this year.

This is a show where there are big upsets all the time, so we're realistic,
but
optimistic, about Jake's chances,'' said Winton.

[AsburyPark] requiem for a post

2008-02-12 Thread Traderdube
I wonder how my post from last week showed up this morning?

I am a big hinge fan, but I do wonder where he gets the idea that the
Flamingo was a viable business.
We thought about trying to buy it and retro-modernize it and make a cool
spot ala the motel in PA Jack mentions.

Bottom line was AP Partners had total control of the property and AP
ain't quite ready for prime time.

I enjoy all the posts about what is and what should never be. I also
decry the knocking down and blighting of the old buildings
that make AP unique. But when it comes to places like the Phoenix, The
Metropolitan and those bungalows by Jack's, the wrecking ball can't hit
them fast enough.

But when all is said and done, despite all the rhetoric, unless and
until C-8 gets back online, it just doesn't matter. That building had to
be built and still does.

[AsburyPark] Re:Asbury Glory Days

2008-02-12 Thread dsher4
That is a very good point you make about the public swim club and no
i was not aware. I wonder how they plan to keep it from becoming
too overcrowded.

Why should they not want to make a very nice return on what is an
investment? I hope they make great money, continue to pour money
into the boardwalk and surrounding areas and help to bring this area
back. I know we shouldn't just bend over for an outside developer
but last i looked the country was in a negative housing situation
and these guys are stepping up with capital when most people are
afraid to do anything. Counts for something no?

Are you aware that the pool area you're referring to is required
by law, by
our own ordinance, to be a public swim club?
There are certain realities involved in providing for the
needs of all
age groups - as in 'the public' - which have to be met. My
remarks were not
based on any aversion to luxury. I'd love to lounge around a nice
spot like
that. But the public pool, public club, is a hoop the developers
must jump
through in order to gain the right to build the private, one
would hope
lucrative, swim club up the boardwalk to the north.

At the planning board meeting the principals mis-spoke several
times,
calling the plan a private club. The design can be easily seen
as a private
looking club, inadequate for serving a large public, especially
since it is for
the purpose of satisfying this obstacle and getting on with the
private club
that they hope will seal the deal for the sale of the remaining
condos --
adjacent to the site of the future private beach club.
