Up up and away.

I still say the AVG they use isn't quite right. Looks like only another $20 
month... - like having a cosmo on the boardwalk off happy hour.

but for those above average it's a bigger hit.

You need new construction that is taxable to help soften this what look like 
little hits each year. you also have to hope that the schools continue to get 
state aid and remain troubled - the more problems, the more money they get to 
fix it. Kind of like raising homes in flood prone areas. The next genius will 
say they have to build the roads higher as well.

Do some homework. The state if nj has a study in abutments. One noted 
issue...schools being excluded. City benefits IF controlled right. City should 
then make payments to schools. Schools state funds will be reduced. Burden then 
shifts to taxpayers. No kids or one hundred. You avoid the fact that support 
for schools comes down to property owners. Most the country. If you can't 
afford the schools and the state cuts. Then what close the schools. Story now 
on half hollow schools in nj. Highest taxes in state or near so. Another report 
shows its. 26 year point where schools begin to receive money. Lots if studies.

Its also shown that abatements are used in what becomes a wealthy area vs used 
to develop lower income areas. You make more money using abatements when you 
build upper income .geniuses. brilliant co istar.

Nice to see some improvements in the streetscspes since istar got going.

Its about time property taxes are levels out on two factors..
Square footage and lot size and a factor of market value.
Not your house is pretty or you have an extra bathroom or pretty shutters.
All one has to do is look around AP. AP has a wide fluctuation for similar 
properties.  Tax appeals now are available through monmouth county web site. 
If you think you are paying to much look at your tax bill. You'll need some 
recent sales to make your case.

Be careful, we hired an attorney, had our house appraised and the appraisal
came back higher than the city valued us at.

Good thing.

I was showing a 2 bedroom at Wesley G the other night. S tempting.

Dump my house, yard and flowers, dog. If the kids want to stay, they double up. 
$1900 and done. No taxes and cheper then buying the thing.
 1/5 of the heat, electric etc...

OR

Go to Monroe Towers and get a rehabbed unit. Building should and will be neat. 
Someday.

I know why my tenants never want to leave. They have a great deal.

Werner,
It was nice to meet you last week.  I wondered if anyone noticed 
that new part on your tax bill that shows what the state is paying 
on your behalf as a homeowner in Asbury.  
How is the town ever going to generate the 45+ million (this is my 
calculation so not sure if it is correct) for schooling that is 
carried by the state every year.  The deficit is so large it would 
seem to be insurmountable.  Does anyone have any knowledge on the 
topic and when the Asbury revaluation is coming if it hasn't already?

.Both builders are about six months behind schedule getting their
first units finished and sold, which, for the city, meant Asbury Park
did not get the tax revenue from the new residences that was projected
for last year's budget.

Reidy said the city projected $925,000 in tax payments from the
condominiums in 2006. This year, he's asked City Engineer Brian Grant
to follow up with each of the developers to get realistic estimates
for how many units are coming on line, when they'll come on during the
year, and how much they sold for.

But the developers who were attracted to the beachfront by the city's
master developer, Asbury Partners, said the time is now — 2007 looks
to be a good year, and lights will be on in new homes.

And another OLD one:
Alan Greenspan (former Federal Reserve chairman) put a damper on the
market for a whole year, Dean Geibel, Metro Homes' president, said
this week. But the big story is our market has stayed pretty good.
2007 is going to be a great year.

What is te $ amount EACH pavillion is paying in taxes?
How much in $ for the  vacant parcels. The mini-golf on 1st ave is
no longer vacant.
