Hello Tony  All,
I'm working with a client on a budget for a space and would love to see any 
cash flow projections that this group is willing to share. I'm also just 
looking for a list of budgeted items just to make sure that we are thinking 
of everything when it comes to potential expenses.

Thanks to everyone posting info on this thread. It has been helpful in 
planning for our coworking space in Brampton, Ontario. Would anyone be 
willing to share their financial projections (mainly, cash flow) to give us 
an example to run with? I would be happy to sign an NDA. Any tips and

I am fascinated about how much ground work has been done in this space. May

trying to get into this business.Maybe a property agreement as well.

Sounds like you have a solid idea of the scope of taking on such a large 
space/lease so please don't think I was criticising or suggesting it's a bad 
idea. If you have an existing community that you can funnel into it then that's 
fantastic.

Here, our model is to saturate the space we have until it hurts and then 
upgrade/expand (just need one of our adjoining neighbours to go out of 
business... ha). This keeps financial risk down considerably while we educate 
the local freelance/SME community about coworking.

Fruitworks was a shell of a warehouse. We stripped it back to all original 
features including oak floors, fitted a kitchen, (soon) fitting extra w.c. 
so refurb was a large consideration for us. There's a blue carpet tile, white 
walls innovation centre (serviced offices at £350 - £900 a pop) in town so we 
had to ensure the look and feel of the place was instantly differentiated to 
the typical serviced office centres. For me, buildings with character help with 
providing that instant impression of O.K. this is different! until we have 
time to demonstrate the community benefits of coworking.

the smaller space has a shell space next door that would provide an
additional 900 sq ft. we could make it work if needed. the space next
