Hey Toni, Sounds like you have a solid idea of the scope of taking on such a large space/lease so please don't think I was criticising or suggesting it's a bad idea. If you have an existing community that you can funnel into it then that's fantastic. Here, our model is to saturate the space we have until it hurts and then upgrade/expand (just need one of our adjoining neighbours to go out of business... ha). This keeps financial risk down considerably while we educate the local freelance/SME community about coworking. Fruitworks was a shell of a warehouse. We stripped it back to all original features including oak floors, fitted a kitchen, (soon) fitting extra w.c. so refurb was a large consideration for us. There's a blue carpet tile, white walls innovation centre (serviced offices at £350 - £900 a pop) in town so we had to ensure the look and feel of the place was instantly differentiated to the typical serviced office centres. For me, buildings with character help with providing that instant impression of O.K. this is different! until we have time to demonstrate the community benefits of coworking.
