3,800SF is a great starting point.  We opened our facility this past
Wednesday and it is 5700SF and is almost too much to start with.  We have
luckily been able to already get 30 members, but when there are only a
couple people in there, it seems very dead because the space is so large.
 Something to think about.

Iceberg website looks super awesome! Loved the color palate.

My partner and I are planning on opening a space too in Brooklyn and have
the same idea of having a library: how do you keep track on your books when
people borrow them?

Toni / Natalie,

I appreciate it.  Many updates coming.

We went with the "Launch Fast and Iterate" mentality on this.  That means
we are still figuring out a lot of things by trial and error.  I really
wanted to learn from the community on how things should work and what the
bounds are on things.  We started out with no rules, no policies and no
guidelines other that what was bound by your membership.  Through the
process of watching how people work and use the different resources, we are
able to build a set of guidelines and rules that work the best with the
community.

So as with the library, we quickly learned that people could not randomly
take them off the shelves, put them in their bag and take off.  There is
now the ability to request the book or read it while you are in the
facility.

I will followup with a post on how we launched, the costs, how it is ran
etc, soon.  Thank you again, for your comments!

Josh,

That's an interesting approach. We are facing the same issue - it's hard to
come up with rules/policies without having some sort of
interaction/experience with coworkers.

About the library idea - we are debating between having a tracking system
in computer or old-school librarian system. Still brain-storming!

Remember that rules and polices not only prevent the bad things you don't
want to happen from happening - they also tend to prevent the good things
that you want to happen from happening too because people operate
differently in an environment where they don't feel like they are trusted
to do the right thing. Trust is one of the most important assets you can
build with and between your coworkers, and having a "rulebook" or a bunch
of policies gets the relationship off on the foot where you express that
you don't trust the coworkers.

Instead, work on creating guidelines, and keep them simple: emphasize what
you want people to do instead of what you don't want people to do. These
ideas are defaults, too, not restrictions. People can fall back to a
guideline easily if they aren't sure what's right, but don't feel limited
or untrusted to do what they think is right. And of course, if and when
something goes wrong, you have a guideline to fall back to and reference.

You can always add more guidelines as needed.

This has been our approach as well. Guidelines, not rules, and as few as
possible. We call them expectations, and here they are in their entirety:

EXPECTATIONS OF ALL MEMBERS
1) Treat other members with courtesy and respect.
2) Treat the space with respect.
3) Keep current with membership dues.

EXPECTATIONS OF FULL MEMBERS
1) Contribute work for the good of community, including cleaning,
marketing, and other activities that increase the livability of the space
and financial viability of the community.

EXPECTATIONS OF THE MAINTAINERS
1) Be open to suggestions from the Members.
2) Keep the space running as long as it is financially viable.

I'd love to talk to you more about the library too, Natalie. My original plan 
for my space-to-be was a subscription library that hosted a lot of events. I've 
sort of flipped this around on its head for financial reasons. 

As an aside, I'm curious if anyone else on this list is building more of a 
learning and meeting center rather than coworking-focused? Would love to chat.

Our library idea came from having books up for members to read, to learn
from. We are also brain-storming about what kind of books do we want to put
up - maybe some classics, tool books, how-to books, etc.

What's on you guys' list?

Also, have you checked out 3rd ward in Brooklyn? They started up as an
art/classes space and now does coworking as well.

I was planning a design book library rather than a tech one. My space is less 
tech-focused than most, I want a gathering spot for the other creatives in the 
world who need a place to hang and network. SF is very startup heavy but there 
are plenty of others who freelance too and they all want this kind of space 
according to the conversations I've been having.

I love GA and 3rd ward- definitely models for me, though I don't have the 
budget for such a big enterprise right now!

What an awesome list. Tons of stuff from my recommended reading list.

We've got a bunch of bookcases of donated books as well. There's no formal
checkout process.

One of the fun experiences we have is when somebody borrows a book for what
they feel is "too long" and so they buy a new copy on Amazon and have it
shipped to the office. This happens...more often than you'd expect :)

It might be fun to put a sign by the bookshelves that encourages people to
bring in a book of theirs to "hold the place" of the book they are
borrowing. It'd be a great way to encourage sharing and never have a
library that's "all checked out".

 We went with the "Launch Fast and Iterate" mentality on this.  That
 means we are still figuring out a lot of things by trial and error.  I
 really wanted to learn from the community on how things should work and
 what the bounds are on things.  We started out with no rules, no policies

Ah, I'm still hunting for the right space :) But yes, your friend would be
welcome.

One of my library ideas was to have it be a Netflix model where people
could have one or two out at a time. I also want to accept donations
(curated, not just a big dump of everyone's bookshelves) for discounts on
membership, and affix bookplates so that browsing members could actually
look up the person who donated if they wanted to have a discussion or ask
questions about the book.

This is the Workantile
library
with
books ranging from Pragmatic Javascript to Victorian London to Hiking
Michigan. We also have a bunch of board games. All were donated by members.
We don't have a formal checkout procedure.
