While it’s still roughly 300 miles to the southwest of Tampa at this point, the 
models are pretty solid that it’s going to move pretty much directly north on 
its track. We’re outside the “cone” but will see some effects. Not a big 
concern at this point.

I’ve got boatloads of equity in the FL house even before the “irrational 
exuberance” took place, so I’m in a position where I could easily sell below 
the current market and still come out well.

My neighborhood is considered “desirable” for a lot of reasons, and properties, 
despite having come down slightly of late, are still selling.

Unfortunately for you, Kaleb, and anyone else with multiple properties (myself 
included) the top of the market is quite probably in the past. With mortgage 
rates flirting with six to seven percent for a thirty year fixed, it will 
really put a damper on home prices, especially "executive" homes. E.G. 30 years 
at 2.5% on $500k is $1,975 and change a month P&I. 30 years at 6.5% on $312k is 
$1,972 and change a month.

Yoose guys missed the window of opportunity.

I understand your line of thought, but consider that there’s land value there, 
too, which would not be a part of a payout in a loss. Homeowner’s insurance 
would only pay out for replacement of the house and contents, and would likely 
take years to collect.

It’s a less than ideal solution, but would force the relocation issue for sure.

I don’t know if there would be exposure to taxes, unless you cashed out and 
didn’t rebuild. Mitch can probably enlighten us on that, I suspect, and it 
would be interesting to know. I would also wonder if the insurance company 
would require rebuilding to pay out?

Fortunately, I just had the 500 gallon propane tank topped off. That provides a 
couple of weeks of generator operation should it be needed.

The center of the cone as of this morning’s model runs puts it right over the 
vast estate on Thursday sometime. Winds should diminish some after landfall and 
heading north inland but will still be lots of rain I’m sure. 

Good luck to the Poos estate. I guess I should fill some gas cans and get the 
generator fired up to prepare.

Reminds me I need to go pull a trans from a 164 at LKQ to swap into this 
06ML500 I picked up for cheap a year or two ago.  Or maybe try to 
rebuild the one in it, I think the hydraulic pump went bad as it really 
did not want to move.  Rebuilding less work I guess, and maybe more fun 
to learn that process, won't have to pull another one, pull this one, 
and reinstall. I like the 163 ML500 better, and the 164 doesn't have a 
tow pkg, I should probably try to find the nanny to put on it if I get 
the trans sorted.


This guy is in a altered state if he thinks it is worth $5k, but it 
would be interesting to see exactly what the issue is and what it would 
take to get it sorted.  If it is otherwise nice (ignoring the realtor 
spec) it might be worth $2k then figure $1-1.5k to sort it, although the 
fugly wheels detract from the value.

They make a trap doodad to vent your dryer inside. The dryer vent shoots 
straight down into a little trough of water. The lint can't make the turn and 
ends up in the water. Need to refill the water pretty regularly.We use one in 
the winter, the dryer is in the basement with the wood stove so the humidity is 
good in the winter.
The yearly switch over is a good time to inspect the dryer pipe to the outside.

I imagine scheduling that dropped the temp very low for two hours each 
day before dawn would have prevented the mold from invading their winter 
home. But they assumed their new thermostat WAS a humidistat and got to 
spend some time in a motel while the mold remediation crew worked on 
their double wide.

high as it would go, set the humidity at some reasonable level, and came 
back in October to find black mold.

didn't explain that such a thermostat would lower the set temp as much 
as 4 degrees to help maintain humidity. It does not turn on the A/C

That’s the Flagstaff house.

Hang your laundry up, it will be dry in an hour. I’m not sure I would have room 
to vent the dryer into the house, as it’s right up next to an exterior wall. I 
have thought about it, though, as well as a whole-house humidifier. I see that 
as an exercise in futility, however, so I haven’t followed up on that.

The other challenge is re-learning how to cook and bake at 7,000 feet. It can 
be a challenge.

I have to have whole house operation, primarily the AC, which as you would 
expect, is a huge (4T) consumer. I would expect to back off the thermostat if 
we were in a prime power situation in order to extend the run time. It’s not 
only critical for comfort, it keeps mold from occurring if there was no AC. 
This is Florida, there will be mold if that happened.

My whole-house (?) 26kW (when wired zig-zag) Hercules-powered Kohler would run 
for just
about six days, no load, on a similar tank.  It's really a 45kW 3-phase genny.  
I think of it as
that Chris Farley SNL character, in drag:  "I'm HUNGRY"  Scary hungry...

Only a tank that big could be remotely useful for an automatic system, and 
nothing (else) here
is gas powered.  (NG is not available.)  Lotta expense and bother for 
relatively little benefit.

So, for us, it runs off 10G forklift tanks.  We fire it up after a few days of 
rope-pull generator service,
when it's time for hot water and showers.  Hook up a tank, start the genny and 
the clock.  About
three hours of 'normal living' while you get everything done, then the lights 
go out again.  It's a treat!

You'll probably have much less hassle from the local busybodies with a 500g 
propane tank vs a 500g diesel/fuel oil tank.

Floyd, but I’ve never heard anyone classify the areas between Austin, Houston

Oh yeah baby. I wouldn’t want to think about what those seats might have on 
them but you could sink right down into them. 

I had a 75 Grand Prix tutone maroon/red with dark red velour, it was actually 
quite tasteful. 

James Brown’s airplane, a black King Air N1JB with The Sex Machine written on 
the nose had red velour seats and red shag carpet and red lighting. This was 
1973ish. It was tasteful to pimps. His ladies seemed to like it though.

Not right now. My 1998 S320 is currently at around 204k and going strong. It’s 
been super reliable, and as a result I’m reluctant to part with it.

Once I get back to Floriduh next weekend I’ll be starting in on finishing up 
the 95 E420. Gotta swap the driver’s seat cover for a nice replacement I got 
and it will be just about done except for paint.
